Studio Conversion to 1BD Units: Current ownership has converted several large studio units into 1BD units. As of May 2023, 80 units were large 440 SF studio units. Today, only 62 units are large 440 SF studio units, as existing ownership has converted 18 into 1BD units. New ownership will have the opportunity to continue these conversions.

Office & Model Unit Conversion: New ownership will have the potential to convert the current leasing office and model unit into leased units to increase revenue by up to $19,260 annually.

Recent Capital Expenditures: Current ownership has spent roughly $560,000 on capital expenditures. Highlights from this spending include new roofs, resurfacing and overlaying the parking lot, and improvements to the patios/balconies.

Area Demand Drivers: VUE at Rocket City offers its tenants convenient access to some of Huntsville’s largest demand drivers, including:

  • Redstone Arsenal: The arsenal has an estimated annual economic impact of $30 billion, according to the Huntsville-Madison County Chamber of Commerce, with 50,000 direct employees and 108,000 indirect jobs supporting the metropolitan area and bordering counties. The FBI recently invested $2.48 billion at Redstone Arsenal, planning to bring 5,200 jobs to the site.
  • NASA: NASA’s Marshall Space Flight Center employs 7,000 people and creates 21,600 indirect jobs in Madison County. The space center has a $3.7 billion economic impact annually in Madison County.
  • Huntsville Hospital: 11,149 jobs and 881 patient beds – Ranked #2 among AL hospitals.
  • University of Alabama: 9,237 students enrolled and $615 million in total economic impact. 9,694 jobs are created and sustained by UAH in the State of Alabama.
  • Cummings Research Park: 27,000+ jobs; 300+ companies.
  • Mazda Toyota: $2.311 billion production plant which opened in 2021. The plant employs 4,000 individuals and produces 300,000 vehicles.

Recent Huntsville Developments: As the city continues to be fueled by growth, investments continue to flow into the “Rocket City.” Some recent economic developments include:

  • Raytheon’s Missile Integration Facility: $115 million expansion, 26,000 SF facility, 2,200 jobs.
  • Front Row: $375 million site with 500 residential units and 35K – 45K SF in office and retail space.
  • Hilton Hotel: 200-room, 5-story building adjacent to Joe Davis Stadium.
  • Lockheed Martin: $18 million engineering facility and 500 new jobs.
  • MidCity District: Located roughly 3 miles from VUE at Rocket City, the MidCity Huntsville District is a $500 million, 100-acre multi-use development that is slated to include 350,000 SF of retail, 400,000 SF of office, 1,400 residential units, and 650 hotel rooms once completed.

Significant Job Growth Throughout the City: Huntsville has been one of the country’s most desirable places to live over the last couple of years, as the city is now the largest in the state with 54% population growth from 2000 – 2023.
