Keesler Air Force Base drives steady workforce demand alongside the 81st Training Wing. Tourism generated $2.2 billion in economic impact and over 3,000 new jobs (2024). Leisure & Hospitality (+3.03% employment growth) and Retail Trade (+0.74% employment growth) are the current bright spots in the MSA’s employment sectors. The Gulfport-Biloxi-Pascagoula apartment market (50+ units) totals 27,499 units across roughly 192 properties. The market remains in a supply-driven imbalance: 536 units delivered over the trailing 12 months significantly outpaced absorption of just 54 units, pushing vacancy to 10.6%.

On rents, Average Asking Rent stands at $1,171 per unit, up 1.6% over the past 12 months. Rent performance is bifurcated by class: 4 & 5 Star assets command $1,288/unit, while 1 & 2 Star product lags at $894/unit.

Construction activity, however, has slowed sharply. While developers added roughly 1,800 units over the past decade, only 208 units (2 properties, 1.1% of inventory) remain under construction as of Q1 2026, a meaningful pipeline contraction that should help the market rebalance. CoStar’s forecast anticipates vacancy gradually easing from its current 10.6% toward the high-9% range by 2028–2030 as absorption catches up and new deliveries remain limited.
