Deliveries totaled 3,915 units over the trailing 12 months, nearly double the pre-pandemic average, and supply has outpaced demand for four consecutive years. As a result, overall vacancy climbed 140 basis points year-over-year to 9.1%, now in line with the national benchmark of 8.3% after holding well below it since 2018. The sharpest pressure is concentrated in 4 & 5 Star properties, where vacancy reached 11.6% following three straight years of record-level deliveries. Mid-tier 3 Star assets have remained comparatively stable at 9.3%.

Rent & Affordability

Average asking rent stands at $1,375 per month, approximately 25% below the national benchmark and positioning Cincinnati as one of the more affordable Midwest metros. 12-month Rent growth was 1.7%, as concessions rise and elevated vacancy weighs on pricing power. Despite these pressures, Cincinnati ranks among the top Midwest markets for rent growth alongside St. Louis and Pittsburgh.

Construction & Development Activity

With 19 properties and 3,837 units currently under construction, the pipeline remains active. Deliveries are expected to stay elevated at approximately 3,200 units through 2026, well above projected demand of 1,400 units, before a sharp pullback to roughly 1,500 units in 2027 as vacancy peaks and development economics become more challenging.
