Northwest Arkansas had a 2024 population of 605,615. Fayetteville (103,134), Springdale (89,368), Rogers (75,639), and Bentonville (61,791) make up the majority of that population. The 3-county region grew by an astounding 10.12% from 2020-24, while Benton County was the fastest-growing county during that time period (12.19%).

Northwest Arkansas Multifamily Analysis

 

As of Q4 2025, the market vacancy rate sits at 10.0%. The vacancy is directly attributable to aggressive multifamily delivery pacing and supply-side pressure. Major demand is concentrated around Central Benton County, Northeast Washington County, and Fayetteville.

Despite elevated supply, rent growth remains positive. Annual rent growth is 1.1% YoY, continuing a trend of resilience compared to the U.S. (0.3%). Class segmentation remains relatively rational with 4 & 5 Star rent growth at 0.5% YoY vs. 1.5% for 3 Star, highlighting that concessions are currently more common in premium assets working to defend occupancy. Market rents currently average $1,211 per unit.

Over the past 12 months, the region absorbed 1,935 units, while 3,311 units were delivered. Historically NWA demand has been strong, but in the current cycle absorption is being outpaced temporarily due to rapid inventory expansion.

Construction has pulled back from peak but remains elevated relative to historical norms and the national average. There are 1,520 units currently under construction, representing 3.3% of inventory. Near-term future delivery expectations range between 1,600 to 1,900 new units through late 2025 and into 2026. Development is shifting outward into surrounding communities such as Centerton, with single-family rentals also emerging as a material format class in Benton County.
