The region contains more than 260 multifamily properties with over 45,000 units and benefits from powerful long-term demographic momentum. Fayetteville alone has experienced sustained annual population growth well above national averages, and Benton County is the fastest-growing county in the state. According to Milken Institute projections, the Fayetteville MSA population is expected to increase by more than 70% by 2060, underscoring the region’s long-term demand trajectory.
NWA is anchored by the global headquarters of Walmart, and is further strengthened by major corporate presences including Sam’s Club, Tyson Foods, and J.B. Hunt. The region also supports nearly 40,000 higher-education students, led by the University of Arkansas with an enrollment of 34,175. Washington Regional Medical Center (425 beds) and Mercy Hospital Northwest (263 beds) rank as the two largest healthcare providers in the market.
